Kinnelon NJ Homes for Sale

Updated October 2026 | GT Luxury Group

Kinnelon NJ homes for sale include private lake communities and wooded settings in a Morris County borough with 9,966 residents in the 2020 Census. The key comparison is not simply the view: establish the property’s lake access, membership obligations, usable land and utility systems before deciding which home fits. ([K1], [K2], October 2026)

Decide what lake living means to you

A lake view, lakefront land and membership in a lake association are three different things. Smoke Rise and Fayson Lakes have their own organizations and rules. Start with the documents that explain what you can use and what you must pay, then compare the house. ([K4], [K5], October 2026)

Walk the usable lot and driveway. A wooded setting does not make every part of the land suitable for an addition or pool.

Explore current Kinnelon listings below. Browse available listings and property details without creating an account. This guide does not claim complete listing coverage.

Not every Kinnelon listing is in Smoke Rise or includes beach rights.

Before planning a visit, check the listing’s advertised lake rights against the property and association documents.

Kinnelon neighborhoods: lake access before price labels

Compare each community’s ownership terms before comparing listing prices. A similar bedroom count does not establish comparable lake rights, land or maintenance costs.

Smoke Rise: a gated community with its own rules

Smoke Rise is a private lake community in Kinnelon, not a condominium development. The club says residents own their homes and land, while shared property is managed through a homeowners association. Its public FAQ describes controlled access through two staffed gates and a recreational lake used for swimming, fishing and sailing. ([K4], October 2026)

The club’s original design called for wooded lots of one and a half acres. Verify the actual survey and rules; that history does not guarantee today’s lot size or building rights. ([K4], October 2026)

Build the full budget: Compare the house, usable land and documented lake access together. Add current association charges and expected maintenance before deciding what you can comfortably spend.

Dues and access: The club’s public pages have a dues payment link, but we could not verify a current annual fee schedule. Before making an offer, request the current dues, entrance or transfer charges, special assessments and obligations for that property directly from Smoke Rise Club. Arrange showings through your agent rather than treating the gates as a public entrance. ([K4], October 2026)

Fayson Lakes: membership is part of the search

Fayson Lakes Association describes private access to three lakes for boating and fishing, plus beaches, sports courts and trails for members. Its beach rules specify that the two private beaches and swimming areas are for dues paying members. Those details make membership status and permitted use important parts of an offer review. ([K5], [K6], October 2026)

Ask about current payments, guest and boat rules, and what transfers at closing. “Lake rights” in an advertisement is not enough.

Build the full budget: Separate the purchase price from membership costs, planned repairs and system upkeep. Confirm which rights and obligations transfer with the specific property.

The association’s public dues notice gives a 2024 full dues figure of $765 and says badges are separate. Do not use that historical amount as your current budget. Ask the association for today’s dues, badge costs, assessments and transfer requirements for the property you are considering. ([K7], notice references 2024; checked October 2026)

Lake Kinnelon and other wooded addresses

Lake Kinnelon is a real local waterbody identified in the borough’s planning documents. The borough also names other lakes and reservoir land, so “near a lake” is not a single set of ownership terms. A listing’s lake name does not establish public access or a deeded right to use the shore. ([K2], October 2026)

Request a survey and title review separating owned shoreline, easements and association land. Other wooded properties may also have deed restrictions or shared driveway agreements.

Build the full budget: Review the survey, access rights and maintenance needs alongside the asking price. A nearby lake does not by itself make two properties comparable.

The ownership checks that come before an offer

Verify each home’s water and wastewater systems. Borough planning discusses well and septic rules, not service at every address. Nearby houses do not prove sewer availability. ([K2], October 2026)

For a private well, ask for the required water testing and review the results before closing. New Jersey’s Private Well Testing Act rules apply to covered transactions; a general home inspection is not a substitute for that testing. Use the property records and your attorney to confirm the requirements for the purchase. ([K8], October 2026)

For septic, request records and inspection. Confirm approved bedroom capacity and locate the system before planning additions or a pool.

A hillside or larger wooded lot also calls for a closer look at:

  1. The driveway’s grade, drainage and room to turn.
  2. The land you can actually use, not just its total area.
  3. Water flow around the foundation and downhill from the home.
  4. Tree maintenance and access for service equipment.
  5. Shoreline, wetlands and permit restrictions where applicable.

These are property checks, not claims that a whole community has the same condition. Read our buying a home guide before setting inspection dates and your offer terms.

Kinnelon taxes and the full carrying cost

Kinnelon’s 2025 general tax rate is 2.985 per $100 of assessed value. The state lists an effective rate of 2.418 per $100 of estimated market value. Use the general rate with the actual assessment for a bill calculation; the effective rate is for broad comparisons, not a replacement for the tax record. ([K9], tax year 2025; checked October 2026)

A home assessed at $600,000 gives this example:

$600,000 ÷ 100 × 2.985 = $17,910 a year.

Purchase price does not establish assessment. The 2025 average residential bill was $17,357, but obtain your parcel’s current bill and ask about pending changes. ([K9], [K10], October 2026)

Budget dues, insurance, system service and repairs separately. Our closing cost guide covers transaction costs, which differ from annual expenses.

Compare Kinnelon homes by total ownership cost

Use current listings to build a shortlist within your budget, then review individually checked comparable sales. Keep completed sale prices separate from asking prices and compare similar condition, land, access rights and systems.

For a lake property, obtain the association statement and confirm membership, guest and boat rules. For a wooded property, include driveway maintenance, tree care and any private water or wastewater systems in the budget. These costs can change the comparison even when two asking prices are close.

This guide does not present a borough median or a complete count of sales. Ask our team for a property specific review rather than treating a townwide figure as a quote for a lakefront home.

Getting to work: a driving plan, not a station neighborhood

Kinnelon does not have its own passenger rail station. The borough’s recreation plan describes access to stations outside the borough and bus travel along Route 23; for today’s options, check NJ Transit’s current route map and trip planner. The old plan is context, not a current timetable. ([K11], [K12], October 2026)

For New York, investigate Route 23 bus stops and Wayne area park and ride options. Route 194 material includes New York and Wayne Transit Center; confirm today’s stops, parking and return service. ([K12], [K13], October 2026)

Illustrative drive from the Kinnelon point near Kiel Avenue Route model baseline
To central Morristown About 21 miles and 28 minutes
To Times Square About 30 miles and 45 minutes

These October 2026 OpenStreetMap/OSRM baselines exclude traffic and parking. Smoke Rise interiors, driveways and highway approaches change the trip. Test Route 23 and Interstate 287 from your shortlist. ([K4], [K14], October 2026)

Consider Kinnelon for wooded land or private lake amenities, with a willingness to review systems and association records. Smoke Rise and Fayson Lakes have different membership settings. ([K4], [K5], October 2026)

It may not fit if you need an in town rail station, errands on foot or little outdoor upkeep. Larger lots and driveways can add work despite an updated house.

Compare Montville homes, Butler real estate, Riverdale homes and homes in Wayne. The Morris County home guide can help you build a wider search.

Schools: check the grade structure directly

Kinnelon Public Schools lists Kiel for preschool through grade 2, with preschool in the Sisco Building; Stonybrook for grades 3 to 5; Pearl R. Miller for grades 6 to 8; and Kinnelon High School for grades 9 to 12. Confirm enrollment directly. ([K15], October 2026)

Use official School Performance Reports, not unverified third party scores. The latest release checked here covers 2024 to 2025, issued May 2026; compare the programs and services that matter to your household. ([K16], May 2026; checked October 2026)

Life in Kinnelon: public trails and private lake days

Silas Condict County Park offers public trails, picnic facilities and a lake setting on Kinnelon Road, without lake association membership. Check trail and reservation rules. ([K17], October 2026)

Private lake time is different. Fayson Lakes Association lists member boating, beaches and trails, while Smoke Rise Club describes its beach, courts and recreation facilities. Owning a home nearby does not replace the need to establish the property’s actual membership and access terms. ([K4], [K5], [K6], October 2026)

For a meal in Smoke Rise, the Smoke Rise Village Inn says its dining room is open to the public. That does not make the rest of the gated community public recreation space. Confirm dining reservations and entry arrangements before visiting. ([K18], October 2026)

Test everyday errands from the house to Kinnelon Road and Route 23. The return trip matters as much as the view at a showing.

Selling a Kinnelon home: explain the land and systems

Choose comparable homes with similar land, condition, systems and documented access rights. A lake view, owned shoreline and association membership are different features; explain exactly what the buyer receives.

Gather the survey, permits, system records, tax bill and association statement. Prove advertised access with documents, not just photographs.

Planning your sale: Review current competing listings and recent listing histories with your agent before setting a launch price or expected timeline. This guide does not rank communities by selling speed.

Read our selling guide and request a property specific price review.

An online value estimate can start the conversation. For a Kinnelon pricing review, share your home’s lake rights, land and system details with our team; those differences need more than a town average.

Questions people ask about Kinnelon and Smoke Rise

Is Smoke Rise part of Kinnelon or its own town?

Smoke Rise is a private community within Kinnelon Borough. Its club describes a homeowners association where residents own their houses and land; the gated entrance and shared amenities do not make it a separate municipality or a condominium development. ([K4], October 2026)

What are the Smoke Rise HOA fees in 2026?

We could not verify a current public fee schedule. Request annual dues, any entrance or transfer charge, special assessments and the property’s payment status directly from Smoke Rise Club before you compare the full cost of ownership. Use a current written fee statement for your budget, not an older listing’s estimate. ([K4], October 2026)

Can anyone use the beaches at Fayson Lakes?

No, the association’s beach rules describe the private beaches and swimming areas as benefits for dues paying members. Confirm the property’s membership status, current badge requirements and guest rules directly with the association before assuming that a nearby home includes beach use. ([K5], [K6], October 2026)

How do I search Kinnelon on a fixed budget?

Start with current listings within your purchase range, then allow for taxes, insurance, association costs and repairs. Compare the full cost and documented access rights, not just bedroom count. Availability and asking prices change, so verify the current listing before arranging a visit.

Do all Kinnelon homes have a well and septic system?

Do not assume the same service at every address. Confirm the water source and wastewater system from the property records, then arrange the applicable inspections and water testing; borough planning discussions of well and septic rules do not certify the systems at a particular listing. ([K2], [K8], October 2026)

Can I commute from Kinnelon without a train station in town?

You can investigate Route 23 bus service and nearby park and ride options, or drive to a station outside Kinnelon. Use the current NJ Transit planner to check your exact stops, transfers and return service, and include the drive and parking time in your total trip. ([K11], [K12], [K13], October 2026)

Does a lakefront Kinnelon home automatically include boat rights?

A waterfront description is not proof of a legal right to launch, store or use a boat. Have your attorney review the deed and any association documents, then confirm the current rules with the association; Fayson Lakes, for example, publishes separate boat and badge requirements. ([K6], [K7], October 2026)

How high are property taxes in Kinnelon?

The state’s 2025 average residential bill was $17,357, and its general rate was 2.985 per $100 of assessment. A $600,000 assessment gives an illustrative $17,910 annual bill at that rate, but the current parcel bill is the number to verify for your budget. ([K9], [K10], October 2026)
