What you keep from a sale depends on your loan payoff, agreed selling costs, applicable transfer fees, credits and closing adjustments. Start with an estimated net proceeds statement, then update it when your price, contract terms and closing date are known. An estimate is not a final settlement statement.
New Jersey generally imposes the Realty Transfer Fee on the seller when a deed is recorded, unless an exemption applies. Its calculation follows state schedules and is separate from the Graduated Percent Fee below. Ask your attorney or settlement provider to calculate your transaction using the current official New Jersey schedules and confirm any exemption.
For qualifying transfers with consideration above $1 million, a separate Graduated Percent Fee also applies. The seller is legally responsible. Under the rules effective July 10, 2025, the rate applies to the entire consideration, not just the part above a threshold:
For example, on a qualifying $2.75 million transfer, this separate fee is $68,750, in addition to the standard Realty Transfer Fee and other closing costs. Property classifications and exemptions matter. Have your closing team confirm the rules for your deed before relying on an estimate. See the official Graduated Percent Fee notice.
Prepare your expected price, loan payoff, signed compensation terms, likely credits and target closing date. If you are still choosing an asking price, our home pricing guide explains how comparable sales can help.
Your attorney and settlement provider should confirm transaction-specific fees and the final closing statement. This guide provides general planning information, not individualized legal or tax advice.
A cash offer and a market listing can have different prices, costs, conditions and timelines. Compare written terms and estimated net proceeds, not just the headline offer. If an alternative sale fits your plans, request a cash offer review. An inquiry is not a guaranteed offer or closing date.
Tell GT Luxury Group about your property, timing and questions. Use the form below for a selling inquiry; submitting it does not book an appointment. First name, email, message, submitter type and permission to handle the inquiry are required. Phone and marketing consent are optional.

Clear expectations matter. Ask us to explain the services, compensation and cancellation terms in your proposed listing agreement before you sign. Any cancellation rights or fees depend on that agreement.
