A clearer path to your next home
A good home search starts with how you want to live, what you can comfortably spend and what you need to understand before making an offer. Explore Bergen County, Essex County, Morris County and Passaic County, then narrow the options around your priorities.
Decide what matters before you tour
- Location: Test your commute and visit the area at different times of day.
- Space: Separate essential bedrooms, work space and accessibility needs from features you could add later.
- Property type: Compare a detached home, condo or townhouse, including maintenance responsibilities and association rules.
- Monthly cost: Budget for the mortgage, taxes, insurance, utilities, repairs and any association fees.
- Cash reserves: Allow for closing costs, moving costs and repairs beyond the down payment.
- Timing: Consider your lease, any home you need to sell and flexibility around possession.
Eight steps from planning to moving in
01
Set priorities and discuss representation
Start with your preferred locations, budget and timing. Before working together, discuss the services, representation terms and compensation in the proposed buyer agreement. You can request a buyer consultation with only the details you know today.
02
Compare financing and total costs
Speak with lenders about financing early. Prequalification or preapproval is not a final loan commitment. Compare rates, fees and loan terms rather than relying on the monthly payment alone. Use the mortgage calculator for an estimate and review closing costs; neither replaces a lender quote or your own budget.
03
Build a focused shortlist
Compare available homes against your essential needs and comfortable monthly cost. Ask about current availability before planning a visit. If you want listing updates, discuss the locations, price range and contact preferences separately; submitting the inquiry below does not automatically subscribe you to marketing.
04
Tour and compare the tradeoffs
Look beyond finishes. Note the layout, natural light, storage, visible condition and any work you would want to do. Ask about disclosures, utilities, association documents and known repairs. Take consistent notes so you can compare homes without relying on memory.
05
Prepare an informed offer
Review comparable sales, the asking price, financing and your preferred closing date. Discuss deposits, contingencies and deadlines before signing. The seller may accept, reject or counter your offer. Your attorney can advise on contract terms and the applicable review process.
06
Review inspections, appraisal and conditions
An independent inspection helps you understand the home’s condition; it does not guarantee that every defect will be found. An appraisal estimates value for the lender and is not a substitute for an inspection. Review findings, any further specialist checks and contractual deadlines with your inspector, attorney and lender. See the CFPB inspection guidance.
07
Prepare for closing
Confirm outstanding lender conditions, insurance, your final walkthrough and the funds needed to close. Compare the Closing Disclosure with your Loan Estimate and ask about unexplained changes. Verify payment instructions directly with a trusted closing contact using a previously confirmed phone number, especially if instructions change by email.
08
Plan possession and the move
Confirm when possession and keys will be available under your agreement. Arrange utilities, moving access and any association requirements. Keep your closing documents and inspection reports together, and use them to plan maintenance after you move in.
Every purchase has its own timeline and conditions. The CFPB homebuying resources offer independent explanations of loan choices and closing documents. Your lender, attorney and inspector can answer questions specific to your transaction.
Request a Buyer Consultation
Tell us where you want to buy, your budget and your timing, even if you are still exploring. Add your first name, email and a short message, identify who is submitting, and confirm permission for this inquiry. Phone and marketing consent are optional. This form requests a conversation, not a confirmed appointment.
