Montville NJ Homes for Sale

Updated October 2026 | GT Luxury Group

Montville NJ homes for sale span Towaco, Pine Brook and Montville, three sections of a township with 22,450 residents in the 2020 Census. Start by comparing the daily trip, utility connections and ownership costs at each address, rather than treating the township name as one housing experience. ([1], [3], October 2026)

Start with the part of Montville that fits your routine

Towaco: put the station on your map

Towaco has a commuter rail station on Route 202, on NJ Transit’s Montclair Boonton Line. That gives buyers a useful starting point for a train based commute, but it does not mean every Towaco home is walkable to the station or that every departure reaches Manhattan without a transfer. The township’s resident FAQ describes a transfer for Midtown access. Check the current NJ Transit trip planner for the specific weekday, departure time and destination you will use. [1]

Before deciding that a listing works for your commute, compare the trip from its driveway to the station, parking availability, the actual train departure and the last leg to work. Repeat the exercise for the trip home. A convenient morning connection is only half the decision.

Before you compare prices: Put station access, the actual floor plan and condition on your shortlist. A home near the station and one that requires a drive may solve different needs even when they have the same bedroom count.

Pine Brook: verify the property, not just the postal name

Pine Brook is part of Montville Township, not a separate municipality. The township explains that postal addresses are based on mail delivery and do not by themselves establish where a property sits for municipal services. That distinction matters when comparing tax records, schools and utilities. [1]

Township minutes from May 2025 discuss flooding in the Margaret Drive area of Pine Brook. Check the exact parcel, drainage and insurance quote rather than treating every Pine Brook home as having the same risk. ([4], May 2025; checked October 2026)

Before you compare prices: Request the property’s flood information and an insurance quote early. Compare homes with similar condition and utility arrangements, not only a matching postal name.

Montville proper: look beyond the shared town name

Montville is also the name of one of the township’s three historic villages. A Montville mailing address does not tell you the home’s condition, utility connections or daily travel time. The municipality advises residents to use its boundaries and services to resolve address questions. [1]

Community Park is on Changebridge Road, while Lake Valhalla Club is a separate private membership setting. A nearby address does not prove eligibility or lake access; ask Lake Valhalla Club about current membership options and dues. ([5], [6], October 2026)

Before you compare prices: Establish what is included with the property and what requires a separate club membership. Do not assume that proximity to Lake Valhalla gives a home the same benefits as another listing.

Build a Montville budget around the actual home

Begin with current asking prices, then review recent comparable sales for the specific property. Match the type of home, condition, usable lot and location before drawing a price conclusion. A listing price and a completed sale price answer different questions.

For Towaco, include the trip to the station in your comparison. In Pine Brook, investigate the parcel’s drainage and insurance needs. Around Lake Valhalla, separate the home’s features from any membership you would need to arrange.

Compare your shortlist against your purchase budget, expected repairs and recurring ownership costs. This guide does not present a township median or a complete count of sales.

Test the station and highway trips

NJ Transit’s Towaco Station page lists lots at Main Street and Waughaw Road and on Whitehall Road. It lists no resident or nonresident parking fee and no overnight parking, when checked in October 2026. A free lot does not guarantee a space. ([7], October 2026)

The township’s park directions use Interstate 287 Exit 47 and Route 202 as an approach to Community Park. Use the exact home address to compare your own highway access; a route to a park is not a commute estimate. ([8], October 2026)

Illustrative drive from the Towaco station area Route model baseline
To central Morristown About 13 miles and 19 minutes
To Times Square About 25 miles and 41 minutes

These October 2026 OpenStreetMap/OSRM calculations exclude live traffic and parking. They are not rush hour estimates. Test your weekday departure and return from the actual house. ([9], October 2026)

Work out the ownership cost before the offer

The asking price is only the starting point. Request the current property tax bill, assessed value, insurance quote, utility information and any association documents. Budget separately for repairs and planned improvements. Your lender can help model financing costs against the actual property.

Montville’s 2025 general tax rate is 2.673 per $100 of assessed value. Its effective rate is 1.927 per $100 of estimated market value, a town comparison measure rather than a rate to apply to a listing price. ([10], tax year 2025; checked October 2026)

For a home assessed at $600,000, the example is $600,000 ÷ 100 × 2.673 = $16,038 a year. This is not a bill estimate based on purchase price. Confirm the actual assessment, parcel bill and applicable district charges.

The state’s 2025 average residential tax bill for Montville was $14,423. An average does not predict the bill for a particular home; include insurance, repairs and any association costs in your budget. ([11], tax year 2025; checked October 2026)

The township FAQ says public water and public sewer serve many local homes, but its approximate totals do not establish service at any individual address. Confirm the property’s connections, any private systems and potential connection obligations before proceeding. [1]

Schools: use current records and address confirmation

Montville Township Public Schools lists Cedar Hill, Hilldale, Valley View, William Mason and Woodmont elementary schools, Robert R. Lazar Middle School and Montville Township High School. Confirm assignment and enrollment directly using the exact address rather than relying on a listing or postal section. ([12], October 2026)

Compare official NJ School Performance Reports from the same year alongside programs and services. The latest release checked here covers 2024 to 2025 and was issued in May 2026. Use the official reports to compare programs, enrollment and performance measures that matter to your search. ([13], May 2026; checked October 2026)

Local life: parks, a meal and the lake

Add a park stop to your showing route. Community Park at 130 Changebridge Road has a pavilion, walking path, playground and basketball courts. Camp Dawson at 80 Jacksonville Road in Towaco offers a gazebo, access to a fishing pond and walking trails; its field page lists two lighted synthetic turf fields for football, soccer and lacrosse. The township’s 2025 park application documents these locations and amenities. Check current reservation rules before planning an organized activity. ([5], checked October 15, 2026)

Rails Steakhouse is on Whitehall Road near the Towaco station area. Leave time for a meal and errands during a showing trip; compare the routes you would use most, not just the highway approach. ([14], October 2026)

Lake Valhalla Club describes member swimming, boating and court sports. It is not a public beach, so verify eligibility and dues separately from your town park plans. ([6], October 2026)

Consider Montville if you want to compare a train based section with other locations in one township. It may be a weaker fit if you require every errand on foot, a guaranteed short Manhattan trip or a low total carrying cost. Test those needs against real addresses. ([1], [7], October 2026)

Compare Wayne homes, Lincoln Park homes, Boonton real estate and Kinnelon homes. Use the wider Morris County guide and buying guide to keep your search open.

Make a showing day useful

A strong tour is not simply a sequence of attractive kitchens. Bring a short list of things you must resolve at each property.

  1. Does the floor plan work without a major project?
  2. What condition are the roof, heating, cooling and electrical systems in?
  3. What are the documented utility connections?
  4. Are additions and substantial renovations supported by permits?
  5. What happens to the commute at the times you actually travel?
  6. What will insurance, taxes and necessary repairs add to the budget?

Ask for documents where available, then use the inspection and legal review process to investigate unresolved issues. A nice finish is not proof that concealed systems are in good condition.

Selling in Montville: choose comparables before a price

Choose comparable sales that reflect the home’s condition, layout, usable lot and location. A newer construction date alone does not explain value; the quality of work, maintenance and competing listings also belong in the review.

Planning your sale: Ask for current listing histories and competition before choosing a launch price or expected timeline. Do not treat an attractive finish or a town name as a promise of a fast sale.

Prepare a clear record of improvements, utility systems, permits and recurring expenses. Buyers should not have to guess whether an important project was completed or what ownership involves. Good photography should accurately show the property, not conceal meaningful defects or invent features.

Compare the preparation costs, likely timing and terms of an open market sale with any alternative offer. This guide does not promise a sale price or deadline.

Use an online home value estimate as a starting point, then review comparable Montville sales. The estimate is not an appraisal or a cash offer.

Questions buyers ask about Montville

Are Towaco and Pine Brook separate towns?

No. The township identifies Montville, Towaco and Pine Brook as its three historic villages. Check the municipal record for a specific property rather than relying only on its postal address. [1]

Can I commute by train from Towaco?

Towaco has a station on the Montclair Boonton Line. Check current NJ Transit service and transfer requirements for your destination, plus the time and cost of reaching the station. [1]

Does every Montville home have public sewer?

Do not assume so. The township FAQ describes public sewer service to many homes, but it does not establish a connection at every address. Confirm the individual property’s system and records. [1]

How should I compare prices across Montville?

Start with similar homes in the part of the township you are considering. Compare condition, property type, location, usable land and current competition, then review individually checked recent sales. A broad town average is not a valuation for your home.

Should I use the asking price to estimate property taxes?

No, use the actual assessment and bill. At the state’s 2025 general rate, a $600,000 assessment gives an illustrative $16,038 annual bill, but you must verify the applicable parcel rate and current records. ([10], October 2026)

Can I browse before giving you my contact information?

Yes. You can read this guide and browse available listings and property details without creating an account. Contact information is requested only when you choose to make an inquiry.

How should I compare Montville with nearby areas?

Compare actual properties and your daily routes, not broad labels about residents. Begin with our Morris County guide and buying guide, then build a shortlist using your budget, housing requirements and commute.
