A lake view, lakefront land and lake membership are three different things. In Kinnelon, that difference can change what you pay every year and what you can actually use. Here is the short list we walk buyers through.
1. Which lake community is it?
Kinnelon has two main private lake communities. Smoke Rise is gated, with two staffed gates and a lake for swimming, fishing and sailing. Residents own their homes and land, and shared property is run by an association. Fayson Lakes has three lakes, plus beaches, courts and trails for members. Its rules say the two private beaches are for dues paying members.
Not every Kinnelon home near water is in either one. Check the actual address.
2. Get the money in writing
- Current annual dues
- Entrance or transfer charges at closing
- Any special assessments planned
- What is included: beach, boats, courts, guest passes
We could not find a current public dues schedule for Smoke Rise. Ask the club for it before you offer, not after.
3. Check the house systems
- Private well and septic: test both
- Driveway grade and winter access on wooded lots
- Generator, heating fuel and roof age
- Survey and true lot lines near the water
4. Know what the market says
93 Kinnelon homes sold in the last 12 months at a $975,000 median, from $330,000 to $3.10 million. (Our read of MLS closings, Oct 2025 to Oct 2026, duplicates removed.) Lake community homes can sit well above or below that, so ask us for sales inside the same community.

The short version
Confirm the community, get dues and rules in writing, inspect the well, septic and driveway, then compare prices inside the same community. That order saves buyers from the most common surprises.
